We obtain quotations from certified fire engineers who are experienced, appropriately qualified, and fully insured to assess your building.

Each quotation is fully inclusive and covers the complete scope required for the assessment process, including:

Full site inspections and surveys
Intrusive investigations and opening-up works (where required)
All access equipment and specialist access arrangements
Permit coordination and site approvals
PAS 9980 / FRAEW fire risk appraisal (where applicable)

3. Appointment of Fire Engineer

Once a quotation is selected, you proceed directly with the appointed fire engineering company.

From this point forward, all works are delivered and managed entirely by the fire engineer and their team.

4. EWS1 / FRAEW Assessment

The appointed fire engineer and their team will carry out the full technical assessment of the building in accordance with current guidance and industry standards.

This typically includes:

On-site external wall inspections
Intrusive surveys and opening-up works carried out by the engineer’s team
Assessment of cladding, insulation, and cavity barrier systems
Review under PAS 9980 (FRAEW) methodology where applicable
Evaluation of fire spread risk across external wall construction

5. Reporting & EWS1 Certification

Following completion of the assessment, the fire engineer will:

Review all inspection findings and technical evidence
Complete a formal fire risk appraisal (FRAEW / PAS 9980) where applicable
Finalise technical reports and supporting documentation
Complete and sign the EWS1 form (if required for lender or transaction purposes)
Assign a risk classification based on external wall fire risk

The EWS1 classification is not a pass or fail, but a risk-based rating:

A1–A3: External wall systems considered to present negligible or limited fire risk, typically requiring no remedial works
B1: Fire risk is present but considered tolerable in life safety terms; no remediation works required
B2: Fire risk is such that remedial works are recommended, and this may impact lending, valuation, or saleability until addressed

The final output is a formal fire engineering assessment package produced by the appointed fire engineer.
